Q. Why would you change the paper to the housing management system to manage?

A. Manager of the 9 floor said, “We used the separate paper contract before, but we don’t use the management system because there’s not many property. We think we don’t have to pay for it. But we have 80 houses to manage just in Wanlong Apartment right now. If we have an auto-reconciliation system then it will be convenient.”

We want to use it because the volume has increased, and I hope it is more convenient to control. If our friend company XXX has more than 1,600 property to manage, and someone signs, house-viewing and handover it every day, they need someone who specializes in typing and archiving document. This is meaningless work. However, if you use the JGB system, signing and handover will be automated. Both parties can sign at any time and anywhere, and there is no need to wait for sacning. This is actually the biggest consideration of the conversion system. We really like the online rent payment and online signing features, which helps us save a lot of time.

Q. Was there any trouble in using the transfer from paper to house management system?

A. Manager of the 9 floor said, “In fact, the system of the JGB is very convenient, because after the property is built, the contract is all public, so it feels like filling in the file and data. I think there will be people with difficulties, maybe people who are not familiar with the online operating system, but if you have an online cloud system in use around the age of 30 or 40, you should be quite proficient.

Q. What’s the feature that you use the most in the JGB system?

A: Manager of the 9 floor said, “It’s the ‘Finance’ feature. Finally, we don’t need to check by accountants. The past housing management was artificial because there were not many houses, but now, we’re managing 80 properties, the ‘‘Finance’’ feature is important. ‘‘Finance’’ feature is the feature that we use the most because we need to send bills every month. Next, the signing feature can manage 80 households at once, which is really convenient.

Q. What’s the most useful feature for you in the JGB system?

A. Manager of the 9 floor said, “In fact, it is the contract and Finance feature that I mentioned before. The electronic contract really doesn’t need to spend time on the key in and scanning there. Another thing is that on the customer service journey, some companies will come to sign the contract on the spot after reading the house. They also need to send it back to the head office for printing at the site after signing the contract, but in fact, the time point of printing by both parties has been decided very early. After reviewing the tenant data, they can sign the contract, but it may be delayed for another one to two weeks to meet again. The time has been delayed for a long time, but the online electronic encryption system is very helpful. As long as both parties agree, no matter where you are, they can sign the contract after reading the contract.”

Q.“Contract” and “Accounting” are really the most popular feature in JGB, what else impressed you besides these?

A. Manager of the 9 floor said, “Your 720° VR panoramic photos are interesting, our 9 floor official LINE did use it. If tenants want to view the room before booking, then they can check with the 720° VR panoramic photos. For example, because the friend company is very popular, guests can only view the sample room. Unlike the physical house on our side, there are 1,600 rooms in the friend’s company that often do not have a house to see. The scenery and pattern of each of the more than 20 floors may not be different. Compared with the flat photo VR, it is helpful. All five room types on the 9 floor have been uploaded.”
